The courtroom was packed on Monday as the Supreme Court took up a long-running dispute involving hundreds of homebuyers and Unitech Ltd.. Lawyers filled every row, files stacked high, as the Bench briefly heard the matter before deciding that the case was not yet ready for final directions.
After a short but intense listing, the Court chose to push the matter to a later date, keeping all issues open.
Background of the Case
The case traces back to Civil Appeal No. 10856 of 2016, filed by Bhupinder Singh against Unitech Ltd. and others. Over the years, the dispute has grown into one of the most complex real estate litigations before the top court, with numerous connected civil appeals, criminal special leave petitions, and intervention applications.
Homebuyers have repeatedly approached the Court seeking refunds, possession of homes, and directions for recovery of money. As a result, the docket now includes a large number of applications seeking clarification, modification, intervention, recall of earlier orders, and recovery of amounts.
The matter was listed before a Bench headed by the Chief Justice of India, along with Justice Joymalya Bagchi. As the case was called out, several counsel appeared for different sets of parties, including homebuyers, financial institutions, and government authorities.

Given the sheer volume of pending applications and connected matters, the Bench did not go into detailed arguments. Instead, it took note of the procedural stage of the case.
One of the lawyers present remarked quietly outside the courtroom that the case record had “grown heavier with every listing,” reflecting the scale of litigation that has built up over nearly a decade.
Court’s Observation
The Bench made it clear that the matter required structured consideration by the appropriate Bench. Without expressing any opinion on the merits of the claims or objections raised, the Court refrained from issuing fresh directions at this stage.
In its brief order, the Court observed that the matter should be placed before the appropriate Bench on a later date, keeping all applications pending for consideration together.

The Decision
Passing a short order, the Supreme Court directed that the entire batch of matters be listed on 13 January 2026 before the appropriate Bench. No interim relief or final direction was granted during the hearing.
With this, the Court concluded the proceedings for the day, leaving the long-standing dispute to be taken up afresh on the next date of hearing.
